Long Term steady growth is the key to a successful investment strategy, and part of the Millionaires Mindset.
Rather than trying to make huge gains on a small high risk investment (virtually the definition of gambling!)a prudent investor would rather accept a smaller gain over a longer period at little to no risk… a guaranteed return if the investor accepts a medium to long term time frame!
Property lends itself very well to this….in fact, the lending institutions like it so much, they will allow you to secure a property up to 20 times your initial investment, allowing you to benefit from the equity growth over time! This is LEVERAGE.
In contrast, if you were to say invest in shares, the bank will allow you to leverage only up to 3 times but as soon as the shares go down in value (which they can do in a heartbeat) the bank will require you to put in cash or sell down the shares to preserve their lending ratios! This is called a margin call….leveraging shares can magnify the gains but also magnifies the losses.
Property has always been regarded as a safe and reliable investment over time and has consistently grown at around 9—10% ever since records have been kept (150 years) …. the trick is to secure as much of it as possible at the least amount of outlay and allow the tenant and the tax man to contribute to the cost while you keep control of it for as long as possible!
